Overview

Contract Manager - Roofing

The role will be based out of the Romford office with visits to site, we are also intewrested in people based in London or Surrey.


Purpose of the Role/Role Overview
Simultaneous control, organisation and financial management of individual contracts, including ensuring allocated contracts are delivered on time, within contract dates, within budget, safely and to the clients requirements and in line with Company procedures and objectives.

Specific Duties/Key Responsibilities
Control all aspects of the production including Financial, Operational, and H & S on a site in order to deliver Company objectives including, but not limited to.
• Ensuring programme ( contract and target ) is progressed to time, quality, specification and budget in accordance with the Company/Department/Client KPI's
• Ensure the appropriate production and application of procurement schedules to maximise financial and operational benefits
• Ensure material schedules are completed
• Ensure that at all times sites are managed safely, including ensuring:
-Produce a satisfactory Health & Safety Plan and ensure the same is accepted by H&S manager and the client before works commence on site
-Ensure adequate welfare and signage, the asbestos register and the HSE F10 has been received and are displayed on site at all times
-Ensure Method Statements and Risk Assessments are in place prior to sub contract works commencing on site
-Maintain production/upkeep of the Construction Phase Health and Safety Plan, Risk Assessments, COSHH Assessments/Method Statement
-Ensure compliance at all times with appropriate H/S requirements


• Organisational control including:
-Set up/arrange/attend Tender handover, pre start, contract reviews, project meetings
-Input and Update outlook diaries
-Input project information onto company filing system
-Procure the necessary labour and materials as directed by the supply chain manager/line manager/buying department to carry out the works
-Ensure subcontractors are approved prior to commencing works on site
-Ensure the correct use of sub-contractors, direct labour, materials and plant in line with the specification and at all times in accordance with legal requirements
-Ensure direct labour timesheets are fully completed and issued in line with deadlines set
-Meet with senior managers deadlines that are set
-Ensure the presentation of site, image of sub-contractors, direct labour etc, is at all times in accordance with the company image
-Ensure adequate and timely recording of any variations
-Ensure a job sheet is in place in a timely manner
-Ensure both office and site files are in place, ensure the information is correct at all times
-Ensure that at all times information that needs to be communicated to others is recorded accurately and to time
-Organise and oversee all defects during the defects period
-Ensure all works are carried out at all times in accordance with specific contract type (NEC, JCT etc. )

• Control financial aspects of the contract including:
-Notify the Contract Administrator and all other parties immediately of any changes in the tendered scope of works and ensure cost information associated with these changes is provided within 7 days or in line with specific contract terms ( NEC, JCT etc. )
-Ensure where possible that no works packages operate at a loss
-Ensure that no rates are issued other than the set rates to direct Labour without approval from line managers
-Report to the line managers on financial and operational issues

• Maintain good Client and supply chain relationships and
-Fully investigate any complaints received and escalate as appropriate in a timely manner
-Report any complaints received from the client or client team to line manager/mangers along with the actions taken
-DISCUSS FUTURE WORK OPPORTUNITES WITH CLIENTS

Dimensions
Simultaneous control, organisation and financial management of individual contracts,which should be in accordance with agreed Department Business plans, Clients include councils, Health and Education Authorities, High Street Retailers, and commercial Companies.
